Equestrian and Horticultural Development
Location: Gretton, Northamptonshire
This rural scheme involved securing planning permission for the change of use of agricultural land to accommodate a new equestrian and horticultural facility on the outskirts of Gretton, Northamptonshire. Our client’s vision was to create a purpose-built site that supports both agricultural activity and equestrian use while integrating sensitively into its countryside setting.
Planning and Design Strategy
We provided full design and planning services, leading to a successful approval for:
- Two new agricultural sheds for horticultural operations
- Associated equestrian facilities, including stabling and exercise space
- Change of land use from traditional agriculture to a multi-purpose rural enterprise
The site is located off Rockingham Road, positioned on the eastern edge of the Welland Valley, and set within open countryside along the Jurassic Way. Though rural in nature, it sits outside of the Green Belt and AONB, allowing us to present a strong case for development under national planning policy.
Landscape and Visual Considerations
A key part of our approach was preparing a Visual Impact Assessment to evaluate and mitigate the proposal’s effect on the local landscape. Our design:
- Responds to the natural topography of the site, set at the base of a raised plateau
- Utilises agricultural-style buildings in appropriate locations to minimise visual disruption
- Retains the openness of the surrounding fields, reinforcing the rural character
Rural Enterprise and Sustainability
The proposed development supports diversified rural activity, aligning with local planning aims to encourage sustainable land use and enterprise. The design and layout allow for:
- Efficient day-to-day operation of equestrian and horticultural functions
- Safe access and circulation for vehicles, horses, and equipment
- Potential future expansion without further impact on the wider landscape
